Position Summary:
The sales manager at Green Coast supports the development and planning of sales strategies, proposes budgets, manages customer relations, ensures the finding of new customers, follow-up of the sales process and activities: pre-sale, sale and after-sale; as well as maintains and manages the project/projects in charge, in order to achieve the company's objectives.
Main Duties and Responsibilities:
· Performs the necessary planning for the preparation of the annual sales budget;
· Manages and continuously monitors the relationship with new and existing clients;
· Manages the relationship with Real Estate agencies for the sale of properties, drawing up bilateral contracts, constant updating of sales information;
· Coordinates with the actors involved for the method of payment by the client and the time limits of the pours, which are set in the preliminary sales contract;
· Collaborates with the rest of the team to conduct sales pitches for various project ideas that investors plan to develop;
· Manages the entire process of finalizing contracts with clients and investing companies, taking care to reflect all comments and changes requested by the parties and their consolidation in the final draft;
· Manages customer relations prioritizing the generation of new customers, following the sales process and sales activities: pre-sale, sale and post-sale; in order to achieve the company's objectives;
· Conducts real estate market research by collecting specific requirements of existing and potential customers, supervises competition activity to make an assessment of their impact on the market, supports with information in the preparation of the product typology;
Responsibilities as a Project Manager:
· Is responsible for the progress and management of every aspect of the project under his charge;
· It is included from the initial moment of the project in the suggestions for the typologies of the project, their % and any other elements necessary from the sales point of view;
· Coordinates with all involved parties the realization of meetings in order to finalize the project materials, as well as realizes the presentation of the project to the relevant sales team;
· Collaborates with the rest of the team to conduct sales pitches for various project ideas that investors plan to develop;
· Coordinates with the marketing department on marketing campaigns throughout the duration of the project;
· Chronologically completes and updates the project file, with all the necessary sales materials, places it in sharepoint and distributes it to the entire sales team of the relevant segment;
· Drafts and follows the process of finalizing the pricing policy, draft budgets, etc.;
· Keeps inventory of projects in progress and is responsible for any changes that need to be made;
· Reports sales progress and compiles various reports that may be needed for the project;
· Follows up on any project issues, signals the superior to take the necessary measures to solve them.
Operational Task:
· Informs the customer about quality
in construction, pricing, mortgage, financing, maintenance and other services provided by the investor;
· Informs the client about the different stages in which the construction of an object passes and the time limits for their realization by the investor;
· Advertises, presents and sells the products of the real estate company's portfolio to existing and potential clients and helps them make the most suitable choice according to their needs;
· Tracks collections with customers for the first installments and then supports the "post sales" function for the collection of other installments at the moment of maturity for the customer as needed;
· Coordinates meetings between clients, financial institutions and the finance department in cases where the client has expressed his/her need for financing;
· Completes the draft sales contract according to the drafts approved by the legal department (enterprise contract, sales promise, transfer of rights, revocation, etc.);
· Confirms with all involved departments (legal, financial, technical and administration departments) for the finalization of contracts and after signing, notifies by email the finalization of the sale to these involved departments;
· Identifies and resolves potential customer concerns/problems and delegates them to relevant company staff;
· Completes final sales contracts for mortgaged properties, following notarial procedures;
· Supports Marketing with various information for increasing visibility and sales as well as preparing offers for customers.
Work experiences:
· Have experience of at least 3 years in the same field.
Other skills:
· Diploma of higher education in the field of business;
· I/E oriented and with a clear focus, high quality and being familiar with the business;
· Good business and sales skills;
· Sober, reliable and professional in relations with the Company's executives;
· Have good communication skills, know how to be part of a group and work in a group;
· Good computer knowledge, MS Office, Autocad (read);
· Organizational and coordination skills;
· Must be dedicated, positive and hardworking;
· Able to work under pressure and meet deadlines;
· Ability to persuade and influence others;
· Ability to develop and give presentations;
· Possess a driver's license;
· Be flexible;
· Very good knowledge of the English language, other languages are an advantage;
